Can a broker help with a GTA condo purchase?

Yes. Condo files hinge on the status certificate, reserve fund health, and the building itself - some lenders restrict certain buildings or unit sizes. Knowing which lender fits which building before you firm up avoids a stalled closing.

Is it worth using a broker for a renewal on a large GTA mortgage?

Especially then. On a $700,000+ balance, a 0.25% difference is roughly $1,750 a year - and penalty terms differ far more than rates do. A renewal comparison costs you nothing; the lender pays the brokerage on funding.

A bank can only offer its own products. With access to 58 Canadian lenders - banks, credit unions, monoline and alternative lenders - your file gets shopped for structure and cost, not just the posted rate.

For standard residential mortgages there is no fee to you; the lender compensates the brokerage on funding. If a file needs an alternative or private lender, any fee is disclosed in writing and agreed to before anything proceeds.
